The Ins and Outs of Private Mortgage Insurance (PMI)

Whether it is your first time or your fifth, it is always important to know all the facts when it comes to buying a home. With the large number of mortgage programs available that allow buyers to purchase homes with down payments below 20%, you can never have too much information about Private Mortgage Insurance (PMI).

So… what exactly is PMI?

Freddie Mac defines PMI as…

“An insurance policy that protects the lender if you are unable to pay your mortgage. It’s a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%.

Once you’ve built equity of 20% in your home, you can cancel your PMI and remove that expense from your mortgage payment.”

As the borrower, you pay the monthly premiums for the insurance policy, and the lender is the beneficiary. Freddie Mac goes on to explain that:

“The cost of PMI varies based on your loan-to-value ratio – the amount you owe on your mortgage compared to its value – and credit score, but you can expect to pay between $30 and $70 per month for every $100,000 borrowed.” 

According to the National Association of Realtors, the average down payment for all buyers last year was 13%. For first-time buyers, that number dropped to 7%, while repeat buyers put down 16% (no doubt aided by the sale of their homes). This just goes to show that for a large number of buyers last year, PMI did not stop them from buying their dream homes.

Here’s an example of the cost of a mortgage on a $200,000 home with a 5% down payment & PMI,  compared to a 20% down payment without PMI:

 

 

 

 

 

 

The larger the down payment you can make, the lower your monthly hosing cost will be.  But Freddie Mac urges you to remember:

“It’s no doubt an added cost, but it’s enabling you to buy now and begin building equity versus waiting 5 to 10 years to build enough savings for a 20% down payment.”

Mediterranean Herb Garden Pasta

What You Need:

  • 12 oz. linguini or spaghetti, cooked in salted water and boiled until al dente, drained
  • 3 Tbsp fruity olive oil
  • 3 Tbsp unsalted butter, room temperature
  • 2-3 large cloves garlic, finely chopped
  • zest of one medium lemon, grated or finely chopped
  • 1/4 tsp crushed red pepper
  • ~10 oz cherry tomatoes or grape tomatoes, halved and seeded
  • salt and freshly ground pepper, to taste
  • 1 c fresh basil leaves, coarsely chopped
  • 1 c fresh Italian parsley, coarsely chopped
  • 1/3 c fresh mint leaves, coarsely chopped
  • 1/4 cup chives, chopped
  • 1 tsp lemon thyme or regular thyme leaves, chopped
  • 1/4 cup pitted kalamata olives, halved
  • marinated artichoke hearts, halved or quartered, to taste
  • crumbled feta cheese, to taste

What To Do:

  • Combine olive oil, butter, garlic, lemon zest, crushed red pepper, tomatoes, salt and pepper in a heatproof bowl the pasta will be tossed in.  While bringing the salted pasta water to a boil in a large pot, place bowl over the pot to warm up the ingredients and melt the butter.  Once the water reaches a boil, set the bowl aside.
  • Cook pasta according to directions until al dente.  Drain pasta well and immediately add to sauce in the bowl.  Sprinkle with basil, parsley, mint, chives and thyme and toss.
  • Add & toss in olives, artichoke hearts and feta cheese.  Add salt and pepper to taste, if needed.  ENJOY!!

4 Reasons to Buy a Home This Summer

Here are four reasons to consider buying today instead of waiting:

1.  Prices will likely continue to rise.

CoreLogic’s latest U.S. Home Price Insights reports that home prices have appreciated by 3.7% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 4.8% over the next year.

Home values will continue to appreciate. Waiting may no longer makes sense.

2.  Mortgage interest rates are projected to increase.

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year fixed rate mortgage have started to level off around 4.3%. Most experts predict that rates will rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac, and the National Association of Realtors are in unison, projecting rates will increase by this time next year.

An increase in rates will impact YOUR monthly mortgage payment. A year from now, your housing expense will increase if a mortgage is necessary to buy your next home.

3.  Either way, you are paying mortgage.

Some renters have not yet purchased a home because they are uncomfortable taking on the obligation of a mortgage. Everyone should realize that unless you are living with your parents rent-free, you are paying a mortgage – either yours or your landlord’s.

As an owner, your mortgage payment is a form of ‘forced savings’ which allows you to have equity in your home that you can tap into later in life. As a renter, you guarantee your landlord is the person with that equity.

4.  It’s time to move on with your life.

The ‘cost’ of a home is determined by two major components: the price of the home and the current mortgage rate. It appears that both are on the rise.

ARNEL PINEDA

Don’t Stop Believin‘” in Arnel Pineda, lead singer of Journey since 2007.  This mega-star was born in Manila, Philippines, and had a challenging life at an early age to say the least.  After his mother’s passing when he was 13 years old, Pineda’s father struggled financially and was unable to pay rent, causing him to move out of their apartment and ask relatives to take in his siblings.  To ease his family’s financial burdens, Arnel lived on the streets for about two years, sleeping on benches, taking odd jobs and collecting recyclables for meager money.  At 15, he began singing with a band that performed at Shakey’s Pizza Parlor in Manila. He’s modest beginnings continued as he became the frontman of several other cover bands, until Journey lead guitarist Neal Schon discovered Pineda on YouTube.  Journey needed a lead singer, and the rest is history.  Here is a cool “raw footage video” of him singing a few Queen songs in an intimate nightclub.  Enjoy Pineda live and get tickets to see him live at SilverLegacyReno.com.

Below are 4 steps provided by Freddie Mac to help buyers make offers, along with some additional information for your consideration:

1. Determine Your Price

“You’ve found the perfect home and you’re ready to buy. Now what? Your real estate agent will be by your side, helping you determine an offer price that is fair.”

Based on your agent’s experience and key considerations (like similar homes recently sold in the same neighborhood or the condition of the house and what you can afford), your agent will help you to determine the offer that you are going to present.

Getting pre-approved will not only show home-sellers that you are serious about buying, but it will also allow you to make your offer with confidence because you’ll know that you have already been approved for a mortgage in that amount.

2. Submit an Offer

“Once you’ve determined your price, your agent will draw up an offer, or purchase agreement, to submit to the seller’s real estate agent. This offer will include the purchase price and terms and conditions of the purchase.”

Talk with your agent to find out if there are any ways in which you can make your offer stand out in this competitive market! A licensed real estate agent who is active in the neighborhoods you are considering will be instrumental in helping you put in a solid offer.

3. Negotiate the Offer

“Oftentimes, the seller will counter the offer, typically asking for a higher purchase price or to adjust the closing date. In these cases, the seller’s agent will submit a counteroffer to your agent, detailing their desired changes, at this time, you can either accept the offer or decide if you want to counter.

Each time changes are made through a counteroffer, you or the seller have the option to accept, reject or counter it again. The contract is considered final when both parties sign the written offer.”

If your offer is approved, Freddie Mac urges you to “always get an independent home inspection, so you know the true condition of the home.” If the inspector uncovers undisclosed problems or issues, you can discuss any repairs that may need to be made with the seller or even cancel the contract altogether.

4. Act Fast

The inventory of homes listed for sale has remained well below the 6-month supply that is needed for a “normal” market. Buyer demand has continued to outpace the supply of homes for sale, causing buyers to compete with each other for their dream homes.

Make sure that as soon as you decide that you want to make an offer, you work with your agent to present it as quickly as possible.

Canadian-Filipino comedian Ron Josol makes his way to Pioneer Underground’s Reno Tahoe Comedy.  He’s the most recognizable Asian comedian in Canada, and has gotten around quite a lot over the last several years on the Comedy Network, ABS-CBN Asia, Showtime Dubai, CBC, Discovery Channel, Echo, omni1&2, MTV Canada, and recently the Biography Channel Canada.  I just checked out this hilarious video of Josol doing standup at Gotham Comedy Club in New York City.  As the video progressed, I found myself just laughing harder and harder.  My stomach was seriously hurting.  Very funny guy!  For more about show times to see Ron Josol live at both Reno Tahoe Comedy and LEX, please visit RenoTahoeComedy.com.

May 2019 Market Report

** Data in this report reflect market activity from April 2019 compared to March 2019 and April 2019 compared to April 2018.  Information is gathered from the Reno-Sparks Association of Realtors® (RSAR) for the Greater Reno-Sparks region via Northern Nevada Regional Multiple Listing Service (www.nnrmls.com).  Data accounts for single-family resale residences only, and excludes townhouses/condos and new construction.

HIGHLIGHTS:

  • April 2019 Median Sales Price for single-family re-sale properties (excluding condominiums/townhouses) increased 2.2% compared to March 2019.  The Median Sales Price appear stable from the same time last year, showing only a .8% increase from April 2018.
  • Unit Sales in April 2019 rose significantly from the previous month (519 compared to 443), an increase of 13.6%.  Unit sales are 5.5% greater than the same time last year.
  • # Days to Contract in April 2019 has dropped from 58 days to 45 days, a 21% decrease.  Sellers of single family residences accepting offers more quickly than we experienced during fall and winter months.  However, in April 2019, getting a property into contract still took 40% longer compared to last year, on the average.
  • # New Listings are up nearly 30% from April, an indication of typical spring action.  17.5% greater number of new listings hit the market compared to April 2018.
  • Active Inventory has improved greatly since the same time last year, increasing 33.7% to 1,012 active listings in April 2019.  However, even though Months Supply of Inventory shows an increase of 26% from last year to 1.9 MSI, we are still technically in a Seller’s Market.  “Months Supply of Inventory” is defined as the time it would take for the current inventory to be completely sold out if sales remained at their current state.  A “balanced inventory market” is about 6 MSI.

CONCLUSIONS:

  • We are seeing typical spring action in the Reno-Sparks Real Estate market… More new listings hitting the market, more units sold, fewer days to contract and an uptick in the median sales price.
  • Starting to see an increase in median sales price.  With inventory still low, and increased buyer activity and demand during the typical selling season, buyers find themselves competing against other buyers again.  This could mean an overall increase in the median sales price in our region should the trend continue.
  • Why no MAJOR increase in median sales price with inventory so low?  Remember, NEW home construction inventory is not included in this report.  With new home construction on the rise in all parts of Reno-Sparks, there is more inventory out there that factors into what we are actually experiencing.  This may be a contributing factor to the suppression of median sales price in the resale market.
  • Mortgage interest rates are still relatively low compared to the higher rates experienced last year.  This should help with affordability to a degree .
